JOC coefficient explainer

In JOC, the owner publishes or adopts a unit price book (UPB) with preset prices for many construction tasks. Each contractor bids a coefficient, a multiplier applied to those price book prices.

A job order price is generally the price book line total multiplied by the coefficient. Contracts may use different coefficients (for example normal hours vs after hours, or different locations). Non-prepriced items are handled separately per the contract.
